Facilities management (FM) in a data centre means keeping electrical, mechanical, fire and security systems running around the clock for the building's working life. That life often runs to decades after handover. Construction is a one-off contract. FM is recurring work, and each new building on an Australian campus adds more of it. DC Byte forecasts operational capacity to more than double, from about 1.4 GW in 2025 to about 3.2 GW in 2030.

Key Infrastructure Requirements
Change control
Human error during maintenance and changes is a well-recognised cause of data centre outages. FM providers must run formal method statements, risk assessments, permits to work and peer review for any work on live systems.
Concurrent maintainability
Redundant designs (N+1, 2N) let maintenance happen without affecting IT load, but only if FM teams follow switching procedures that keep redundancy in place.
Preventive maintenance programmes
Programmes follow manufacturers' requirements and operator standards. For example, generators are load-tested regularly under the facility's consent and EPA conditions.
Liquid cooling
AI halls add new maintenance tasks: coolant quality testing, CDU servicing, leak detection checks and filter management.
Reporting
Operators report availability, PUE and increasingly WUE and renewable use to customers and regulators. Victoria's September 2026 action plan includes design WUE caps for new applications.
