Australian Data Centre Projects & Development Pipeline

This database tracks data centre projects in Australia that have a public record: a planning application, a government approval, or a formal announcement from the developer or operator. Each record shows the developer, location, stated capacity, planning or construction stage, and the date we last checked the source.

A project qualifies if it meets all three conditions:

  • It is a new data centre, a new building on an existing campus, or a material expansion (generally 5 MW or more of IT capacity).
  • A primary source exists: a planning portal record, a government agency document, or an announcement by the developer, operator or investor.
  • It has a named site or, at minimum, a named suburb.

Market rumours, unconfirmed land deals and projects known only from anonymous reporting are not listed.

Capacity is shown as the source states it. Some sources quote IT load (the power available to computing equipment). Others quote peak electrical demand or connection capacity, which includes cooling and losses and can be substantially higher. Where two primary sources give different figures, both are shown.


Data Centres Under Construction

These projects have a construction start confirmed by the developer or a named contractor.

  • CDC Marsden Park (504 MW ICT). CDC broke ground in October 2024 on a 20.1 ha campus of six four-storey buildings. It is the largest campus under construction in the Sydney basin.
  • CDC Laverton. Work started on 17 February 2025. CDC's release at the time described a 150 MW campus. CDC's Melbourne location page now says Laverton will add more than 400 MW. We show both figures until CDC confirms which applies to the current approval.
  • Microsoft Kemps Creek. Microsoft says Building One has been handed over to operations and Building Two is due for completion in 2026. AW Edwards is the general contractor. Microsoft has not published capacity.
  • Goodman SYD01, Artarmon. Goodman started construction on a 61 MW IT facility, with 90 MW of secured utility power across five 12.2 MW data halls, according to w.media. The first hall is scheduled to be ready for service in Q2 2028.
  • Macquarie Data Centres IC3 Super West (47 MW). A $350 million AI-focused building at Macquarie Park, topped out in December 2025.
  • CDC Beard, Canberra (39 MW, BE1). Listed by CDC as under construction.

Proposed Data Centres

These projects have been announced by a developer but have not yet reached a published planning decision.

  • Western Downs Digital Park, Queensland. Zerra DC lodged a development application with Western Downs Regional Council in August 2026 for a 725 ha campus near Dalby with 2.16 GW of peak electrical capacity. ABC News reports a total project cost of about $32 billion and a four-phase build over four to six years. ABC also reports that Anthropic has signed a long-term lease for Building One, subject to Foreign Investment Review Board approval, and plans to start using it in 2027.
  • AirTrunk MEL2, Melbourne. Announced in December 2025: more than 354 MW, more than A$5 billion of investment, multi-phase construction.
  • CDC Perth, Maddington. Announced in August 2025: up to 200 MW, with a $415 million first stage.

In NSW, data centres with electrical capacity above 15 MW are State Significant Development, assessed by the Department of Planning, Housing and Infrastructure. In Victoria, NEXTDC M4 was approved through the Development Facilitation Program. Queensland projects outside Priority Development Areas generally go through the local council.


AI & Hyperscale Projects

Several projects are being designed for high-density GPU workloads rather than conventional cloud:

  • NEXTDC S7. On 5 December 2025, NEXTDC and OpenAI announced a non-binding MoU for a roughly A$7 billion AI campus and GPU supercluster at S7. The first phase is targeted for the second half of 2027, subject to approvals. NEXTDC describes S7 as 650 MW; the planning application describes 612 MW.
  • NEXTDC M4. Designed for direct-to-chip liquid cooling and 1,000 kW rack densities.
  • Firmus Project Southgate. Firmus announced in October 2025 a partnership with CDC to scale AI factories to 1.6 GW by 2028 across Tasmania, Victoria, NSW and the ACT. Firmus later announced a multi-year contract for about 18,400 NVIDIA GB300 GPUs at its Melbourne site, hosted in CDC infrastructure.
  • Western Downs Digital Park. A proposed AI campus with a reported anchor tenant in Building One.

Large campuses often move through these stages more than once. The first building can be operational while later buildings are still in planning.


Opportunities for Australian Suppliers

Different stages produce different kinds of work. As a general pattern, not a statement about any particular project:

  • Planning and EIS. Environmental, acoustic, traffic, heritage, hydrology and planning consultants are engaged by the developer. These appointments are usually made before any public tender.
  • Approval to procurement. Design consultants, cost planners and head contractors are selected. Developers with established programmes often use repeat contractors.
  • Procurement. Long-lead equipment (transformers, switchgear, generators, chillers, UPS) is ordered. Equipment makers and their distributors are engaged here, often by the developer directly.
  • Construction. Head contractors let subcontract packages: civil, structural, electrical, mechanical, fire, security, fibre, and a large number of smaller trades.
  • Commissioning and operation. Commissioning agents, testing specialists, facilities management, security, maintenance and cleaning contractors.

Suppliers who wait for a public tender usually arrive after the main decisions have been made. The planning stage is a better signal. Listing a project here does not mean contracts are available, and we do not know who has been appointed unless we cite a source.


How AISB Tracks Projects

  1. Sources. In order of preference: state planning portals, government agencies (AEMO, network businesses, investment bodies), developer and operator announcements, ASX announcements, contractor and consultant project records, and reputable industry publications.
  2. Verification. Every material fact (capacity, stage, dates, companies involved) is linked to its source. When a figure appears only in secondary reporting, we say so.
  3. Discrepancies. Where sources disagree, we show both figures and explain the likely reason, such as IT load versus peak demand, or an older release versus a newer site page.
  4. Unknowns. If something is not public, it is marked "Not publicly disclosed".
  5. Re-verification. Projects are rechecked on a schedule and whenever a planning portal record changes. The "Last verified" date shows the most recent check.
  6. Corrections. Developers, operators and consultants can submit a correction. We check corrections against a source before publishing.
